CLEARING & ROUGH GRADING

We open the site to the build envelope, remove trees and brush where the home, drive, and utilities will go, and establish the rough grade. Cleared material can be mulched on site rather than hauled, and we work the land to keep the parts of it you want to keep.

BUILDING PAD & FOUNDATION EXCAVATION

The pad is where a build succeeds or fails. We construct it to engineered tolerances with proper compaction and drainage, then excavate the foundation to plan. Smart-grade precision holds the specification across the full footprint, so the structure sits on ground that was built to hold it.

DRAINAGE & EROSION CONTROL

Before anything vertical goes up, water has to be handled. We build the drainage the site needs for mountain snowmelt and storm runoff, control erosion on the disturbed ground, and make sure water moves away from the structure instead of toward it.

UTILITY TRENCHING & INSTALLATION

Water, power, sewer or septic, and communications lines get trenched and installed to the right depth through rock and variable soil, coordinated so the ground is opened once rather than repeatedly. Septic is installed to San Juan Basin Public Health standards where the site is on a system.

DRIVEWAYS & ACCESS ROADS

The driveway and any access roads are built to La Plata County standards with proper base, crown, and drainage, so access holds up through construction traffic and for decades after. Culverts and turnouts go in where the terrain and water require them.

FINISH GRADING & SITE CLEANUP

We bring the site to final grade for landscaping, hardscape, or paving, verify the drainage performs, and leave the property clean and build-ready. The next trade arrives to a site that was prepared right, not one they have to work around.

Why the Whole Site, Not Just Pieces

On a mountain lot, the grade decides the drainage, the drainage decides where the utilities and driveway go, and the building pad has to account for all of it. When those decisions are split across separate contractors, the seams are where problems live: a pad graded without regard for how water actually moves, a driveway cut before the drainage plan exists, utilities trenched through ground that has to be reopened later.

What does site development include for a custom home in Durango?

Why hire one contractor for site development instead of several?

Because the pieces depend on each other. The grade determines the drainage, the drainage determines where utilities and the driveway go, and the pad has to account for all of it. When one contractor runs clearing through finish grading, the site is planned as a whole and the ground gets opened once. Splitting it across trades is where scheduling gaps, finger-pointing, and drainage mistakes come from.

How long does site development take?

It depends on the size of the lot, the terrain, how much clearing is needed, rock conditions, and the utility and drainage scope. A straightforward residential lot is a matter of days to a couple of weeks; a large estate or ranch with extensive access roads and drainage is longer. Can you develop steep or heavily wooded mountain lots?

Yes. Steep, rocky, wooded mountain lots are most of our work. They demand equipment and experience that flat-ground contractors do not have: switchback access, cut and fill on grade, rock excavation, and drainage sized for real snowmelt. LandEx has worked La Plata County terrain for more than twenty years with a fleet built for it.

Do you coordinate with our builder, architect, and engineer?

Regularly. We grade to the engineer's spec rather than around it, coordinate the pad and utilities with the builder's schedule, and work from architectural and site plans. Smart-grade technology lets us hold the grades a plan calls for, which is what engineers and architects need from the earthwork phase.
